How can I make a reservation?
Please pay 30,000 yen for the first installment of rent, and your reservation will be confirmed automatically.
How can I make a payment?

Please contact us in advance to make your payment arrangements.

Sometimes some bank or Paypal fee can occur. In that case, the fees must be borne by the customer, not Tokyostay

How much is the deposit?
Guesthouse:
The deposit is 30,000 yen

How is the check-out procedure and get back the deposit?
Please inform us at least 1 month in advance when you wish to move out. A guest is obliged to pay rent for the entirety of 1 month starting from the notifying date.

On the day of check out, please leave your keys in your room. Our cleaning team is scheduled to enter the room from 10:10.

With Paypal, we can refund the deposit within 30 days after checking your room condition.

If you have no Paypal account and want to leave early for a morning flight, we will have to make the room check appointment for the day before within our office hour. Also, we will charge 15000 yen for the early-check out.

Please do not leave garbage behind and please remove the furniture you have brought with you. Additional charges might apply if the room was not restored to its original state.

How to pay for the monthly rent?

Monthly payment for the rent must be done before the end of the previous month.

Payments can be made in three ways:
– At TOKYOSTAY office
When you pay at our office, please email us the date and time in advance.

– Bank Transfer
You can directly transfer the payment into our company bank account.

-PayPal

According to the Japanese law, a 14.6% of penalty charge will apply to the rent if a guest fails to pay on time.

If a friend or a family member wants to stay with me, what should I do?

Due to the Covid-19, we prohibit any visitors like family, partner or friends. We are sorry about that situation.

NOTE: If you let people stay in your room without notifying TOKYOSTAY, no deposit will be refunded and an eviction will take place immediately.

After we have received your deposit, we may cancel your reservation if it may expect to have trouble with current tenants or may have possibility not to fit in our share house/apartment rules.

We will refund the whole amount of deposit when it occurs.

It’s possible to check in earlier if the accommodation is ready.
Please contact our staff on your day of arrival to get detailed information about
check-in availability. You may write to us from the airport using the free Wi-Fi there.

How can I get to the office from Narita Airport?
You can get to our office in the following ways:

  1. KEISEI SKYLINER
    The most comfortable way of travel is to take KEISEI SKYLINER to Nippori station (36 mins, 2400 yen), and then transfer onto JR Yamanote line to Otsuka station (12 mins, 160 yen).
  2. KEISEI LIMITED EXPRESS
    Alternatively, you can take the KEISEI LIMITED EXPRESS train from Narita
    Airport to Nippori station (about 70 mins, 1030 yen), and then transfer onto JR
    Yamanote line to Otsuka station (12 mins, 160 yen).
  3. NARITA EXPRESS (For JR Pass holders)

If you hold a JR Pass and have activated it at the airport, you may also use the NARITA EXPRESS directly to Ikebukuro station (about 85 mins, 3190 yen originally), and then transfer onto JR Yamanote line to Otsuka station (2 mins).

  1. SHUTTLE BUS
    If you have too much luggage, you may take the AIRPORT LIMOUSINE to the Ikebukuro Sunshine Bus terminal (95~130 mins, 3100 yen), and then catch a taxi to get to the North Exit of Otsuka station (2 mins, 730 yen).

How can I get to the office from Haneda Airport?
You can get to our office in the following ways:

  • TOKYO MONORAIL
    The most comfortable way of travel is to take the TOKYO MONORAIL from Haneda Airport to Hamamatsucho station (about 20 mins, 490 yen), and transfer onto JR Yamanote line to Otsuka station (25 mins, 200 yen). You may use your JR Pass for this ride.
  • KEIKYU AIRPORT LINE
    Alternatively, you can take the KEIKYU AIRPORT LINE from Haneda to Shinagawa station (about 14 mins, 410 yen), and then transfer onto JR Yamanote line to Otsuka station (30 mins, 260 yen).
  • SHUTTLE BUS
    If you have too much luggage, you may take the AIRPORT LIMOUSINE to Ikebukuro Sunshine Bus terminal (55~95 mins, 1230 yen), and then catch a taxi to get to the North Exit of Otsuka station (2 mins, 730 yen).

Where can I leave luggage on check-in and check-out days?
You can leave your luggage on the days of arrival and departure in our office for free. Just remember that we are open from 10:00 to 14:00(from Monday to Friday).
Can we send luggage to the office?
You can send your luggage to our office one day before arrival. Also, you have options to send your luggage from the airport. On the arrival floor, there are several service agencies for luggage delivery. Your luggage will arrive at the office on the next day.

Room / Apartment Types

What is a sharehouse?
Sharehouse
While living in your private room, you share the common space with 2 to 6 people within a house or an apartment. All rooms are furnished with beds, beddings, desks, chairs, and air conditioner/heating units. While your privacy is guaranteed, all guests share the bathroom, shower room, kitchen, and living room. The homely atmosphere in the sharehouses provides a great opportunity to make new connections with people from all around the world.

Apartment
An apartment is the perfect option for a group of friends or family members who prefer to live together. In an apartment, you do not share the common space with outside guests. Same as the sharehouses, our apartments are fully furnished. It comes with beds, beddings, desks, chairs, air conditioner/heating units, refrigerator, washing machine, microwave, and other cooking utensils.

What are the house rules for the sharehouses and apartments?
Sharehouse Rules
– Smoking is strictly prohibited in the sharehouses. Once this rule is violated, your contract will terminate immediately and no deposit will be refunded.

– Do not leave personal belongings in the common area, unless the area was specified with your room number. Unidentified items in the common area will be removed without notice.

– Keep the common area clean. Wash cooking utensils right after use and do not leave dirty dishes in the sink.

– Please lower your volume after 22:00 and respect other tenants living in the same building.

– If the utility bill surpasses 10,000 yen a month per household, extra charges will be subtracted from your deposit. To avoid extra payments, remember to switch off the lights and air conditioning when they are not used. Make sure to turn off the water tap.

– Use baskets marked with your room number to store personal items in the common area, such as kitchen, inside of refrigerator and shower room.

– Please show great respect to our cleaning staff, as they are the most important members in the company. Most of them do not speak English. If you have any requests, claims or questions, please contact our office directly.

– When you leave your room, close all windows and the door to the balcony. If you leave doors and windows open, it might cause security issues.

– If you cause damage to your room and the common space, you are responsible for the cost of repair. You are obliged to pay within 24 hours after receiving the invoice.

Apartment House Rules
– Please take off your shoes at the entrance of the apartment.

– When you leave the apartment, SWITCH OFF air conditioners, lights and all electronic devices in your room and in the common area. Make sure to turn off the water tap.

– Please do not leave garbage behind and please remove the furniture you have brought with you. Additional charges might apply if the apartment was not restored to its original state.

– If you lose your keys, we will have to charge 5.000 yen for the room key and 10.000 yen for the entrance key.

– When you leave your apartment, close all windows as well as the door to the balcony. If you leave doors and windows open, it might cause security issues.

– Smoking is strictly prohibited in the apartments as well as on the balcony. Once this rule is violated, your contract will terminate immediately and no deposit will be refunded.

– Please keep your volume down after 21:00. Once we receive a noise complaint in the building, you will be responsible for the penalty charge of 30,000 yen.

– Please walk quietly in the entrance hallway, and be mindful for other people living in the same building.

– If you cause damage to your room and the common space, you are responsible for the cost of repair. You are obliged to pay within 24 hours after receiving the invoice.

Garbage

How can I dispose my garbage in sharehouses / apartments?
In Tokyo, trash (gomi) has to be divided into 7 categories (combustible trash, non-combustible trash, pet bottles, cans, bottles, oversized garbage, cardboards) for proper disposal.

Each category of trash is collected separately on a designated day. The trash has to be taken out to the garbage area before 8:30 on the collecting day. Please carefully read the descriptions for each trash category.

In some buildings, there is a communal trash room located at the ground floor. Please ask us if you need more information about garbage disposal.

What should I do with the garbage and belongings I wish to throw out?
A week before the checkout, please make plans to start disposing your garbage. Please get rid of all trash, personal belongings and furniture you brought with you to the place – even small items such as hair dryer, mirror, bookstand, etc.

If you leave anything behind, the trash disposal is charged as follows:
< 30cm or 1kg →2.000 yen
< 50cm or 3kg →5.000 yen
Chair →8.000 yen
Desk, sofa, bed and other furniture →15.000 yen each item

Internet/Wi-Fi

What is the Internet policy in the sharehouses?
TOKYOSTAY provides one communal Internet network for each sharehouse. Considering that all guests share the same connection in the sharehouse, the payment is divided among the rooms. Wi-fi connections in Japan are not stable in some places. If the wi-fi gets disconnected, we will do our best to restore the connection as soon as possible, but will not make any other form of compensation.

If high speed Internet access is needed, we recommend that you set up a personal Internet connection. We are more than happy to help you with the set up.

What is the Internet policy in apartments?
In apartments, we offer free WiFi

What should I do if the Wi-Fi is slow?
If the Internet slows down, please first try to reset the router yourself. You can simply unplug the router and wait for 15 seconds. Then plug it back in again. If the Internet still does not connect, please let us know at the office.
Is it possible to rent a bicycle with TokyoStay?
Yes, it is possible to rent a bike for free in some guesthouses. You only have to pay a deposit for the bike. Once you have informed us about this, we will prepare a bike for you if there is one available

Others

Is there a washing machine that I can use?
Yes, every single sharehouse and apartment is equipped with a washing machine. You can do your laundry at free of charge but will have to provide your own detergent. For drying the laundry, we will show you where it can be done when we bring you to the accommodation.
Do you practice a screening procedure for the housing applications?
Yes. We will notify you the result at the end of our screening process.
Who are the people living in your community?
We have welcomed a huge variety of guests in the past, from as many as 47 countries (as of November 2015). They are students, expatriate employees, staff of embassies, working holiday travelers, and tourists.
